Living In Shenandoah

Situated just north of Silver Bluff, Shenandoah extends East-West from SW 12th Ave to SW 27th Ave, and North-South from Calle Ocho to Coral Way. Access to all the offerings of downtown Miami and Brickell is just a few blocks away.

Those living in Shenandoah relish their tranquil, tree-canopied streets and tightly knit community. Here, it’s all about preservation and beautification, in which every neighbor has a voice.

Let’s explore life in Shenandoah a bit more!

Where Can I Live in Shenandoah?

This historic neighborhood is experiencing a renaissance, evident in its restored homes, new construction, thriving businesses, and a growing arts scene.

A host of real estate options — from grand estates and manors, to luxurious townhouses and quaint condominiums — is on offer here. Townhouses and condominiums range from under $300,000 to $1 million and more for those possessing impressive amenities, prime location, and/or premium views.

What Dining & Entertainment Options are Available in Shenandoah?

Shenandoah’s northern border is the famed Calle Ocho, vibrantly teeming with Cuban bars, restaurants, dance clubs, shops, and more. Stroll the avenue, take in the expansive street murals, listen to live music, and indulge in some of the best Cuban food Miami has to offer. A favorite local attraction is the Stone House, a limestone bungalow built in 1924 during the massive building boom in Miami. Since then, architect Anne Jackaway has restored it and brought stunning foliage and landscaping to the property.

Shenandoah Park offers tons of outdoor amenities for families, athletes, and sun-worshippers alike. Playgrounds, athletic fields and courts (incl. racquetball, tennis, basketball, baseball, and soccer), a full-service fitness center, rec center, and more await. The aquatic center was renovated in 2023, featuring a brand new Olympic-sized swimming pool, along with 2 new basketball courts.

Scores of dining and entertainment options await in nearby Brickell, particularly at Brickell City Centre. Sprawling across 9 acres, Brickell City Centre debuted in 2016 and transformed the community. The billion-dollar development is a mini-neighborhood unto itself, complete with residential Brickell City Centre Miami Floridaspace — 500,000 square feet of open-air retail space, and 2 international food courts, among other dining options. The complex is comprised of 4 levels interconnected across 3 city blocks. The flagship attraction here is the 107,000-square foot Saks Fifth Avenue and luxury VIP Cinema Experience from CMX.

Where Will My Kids Go to School?

A beloved educational institution for nearly 90 years, The Coral Way K-8 Bilingual Center is the nation’s first bilingual school offering a comprehensive dual-language Spanish/English program. With small class settings (16:1) and a long-standing legacy of commitment to educational excellence, this school consistently earns an “A” from the Florida Department of Education.

The International Studies Charter School was founded by the ministries of education from the French, Italian, and Spanish Consulates, in partnership with Academica Corporation, as a continuation of International Studies programs offered in Miami-Dade elementary and middle schools. Serving students in grades 6-12, the school boasts a multi-lingual, multi-literate, and multi-cultural curriculum, earning it consistent accolades from Newsweek, U.S. News & World Report, The US Department of Education, and the Florida Department of Education.
